• Electrical Installation Condition Report (EICR). New laws in England now apply to all electrical installations for Private rented accommodation as at 1 June 2020. Any Assured Shorthold tenancy agreement commenced from 1 July 2020 require an EICR report to be produced prior to the tenancy commencing and a copy provided to the tenant. This report will have longevity for five years, and must be conducted by a qualified and registered electrician. Any existing tenancy agreement whether Assured Shorthold or Contractual Periodic tenancy created before 1 July 2020 must have the EICR report completed before 1 April 2021, and a copy of the report provided to the tenant. Prices will vary and are dependent upon the size of the property, and how many circuits need testing off the consumer board. Average current cost for a two – bedroom apartment with a modern wiring installation is £180.00 with No Vat charged by our qualified electrician. Please note prices are dependent upon the size and style of each property in question. Please contact us for further information. Average check in costs for a 1 bedroom flat with 1 kitchen, I living room, and 1 bathroom are approximately £130.00 ranging up to £200.00 for a 6-bedroom house with 2 receptions rooms, 1 bathroom. £10.00 is added for each additional room or bathroom. No Vat is charged by the Independent inventory clerk that we currently use.
